Terms of service
Last updated October 16, 2026
These terms are an agreement between you (the landlord or business using Rentipay) and . By creating an account you accept them, so please read them carefully.
1. The service
Rentipay is software for managing rental properties: recording tenants and leases, billing rent and other charges, requesting and recording M-Pesa payments, sending SMS reminders, receipts and announcements, and handling repairs and tenant messages.
2. Your account
- You must be at least 18 and give accurate information.
- Keep your password secret. You are responsible for what happens under your account; tell us straight away if you think someone else has used it.
- You may let others use the service on your behalf, but you remain responsible for what they do.
3. Your responsibilities as a landlord
- Tenants' data. You are the data controller for the tenant data you add. You must have a lawful basis to collect and use it, tell your tenants how it is used (you may refer them to our privacy policy), keep it accurate, and comply with the Data Protection Act, 2019, including registering with the Data Protection Commissioner where the law requires.
- Charges and tenancies. You decide the rent, charges, fees, deposits and deductions you bill. They must be lawful and agree with your tenancy agreements and the laws that apply to tenancies in Kenya.
- Messages. Only send tenants messages about their tenancy. Do not use Rentipay to send spam, threats, harassment or anything unlawful.
4. M-Pesa payments
- Rent is paid directly into your own Paybill or Till. Rentipay never receives, holds or transfers your money and is not a party to payments between you and your tenants.
- M-Pesa is provided by Safaricom under its own terms and fees. We are not responsible for M-Pesa outages, delays or errors, or for Safaricom's decisions about your account.
- We record payments from the notifications Safaricom sends. If a payment looks wrong, check your M-Pesa statement; you can move or correct records in the app, and every correction is logged.
- You are responsible for your Daraja (M-Pesa API) credentials and for keeping them up to date.
5. Fees and billing
- Price. Rentipay is currently free to use. When we start charging, the price will be per occupied unit per month, with your first units free; we will tell you the price at least 30 days before your first bill. Empty units are not charged. The price that applies to you is always shown on your Billing page.
- Free trial. When billing starts for you, you get 30 days free. You can stop using Rentipay during the trial without paying anything.
- Bills. We bill each month in advance, 3 days before it starts, counting your occupied units on that day. Bills are emailed to you and shown on your Billing page. You pay by M-Pesa, to our Till or with an M-Pesa prompt.
- Late payment. If a bill is still unpaid 7 days after it was due, your account becomes read-only: you can still see and export everything, but not make changes, and reminder SMS to your tenants are paused. Your tenants can still view their rent page and pay rent, and their payments are still recorded. Full access returns as soon as the bill is paid. We never delete your data because a bill is late.
- Refunds. Fees pay for the month ahead and are not refunded for part of a month, except where we billed you in error, which we will correct promptly. If you want to stop using Rentipay, tell us and you will not be billed again.
- Price changes. We will tell you at least 30 days before a price increase applies to you.
- SMS. SMS reminders, receipts and announcements are currently included in the price. We will give you at least 30 days' notice before charging for them separately.
- Tax. Prices are in Kenya shillings. If we become required to charge VAT, we will tell you before it is added to your bills.
6. Acceptable use
Do not try to access other landlords' or tenants' data, interfere with or overload the service, probe it for vulnerabilities without our written permission, copy or resell it, or use it for anything unlawful.
7. Availability and changes
We work hard to keep Rentipay available and your data safe, but we cannot promise it will always be uninterrupted or error-free. We may improve or change features over time, and will give notice in the app before planned maintenance or significant changes.
8. Your data, and leaving
Your data stays yours. You can export your records (for example as CSV) at any time and may close your account by contacting us. We then handle your data as our privacy policy describes, including keeping financial records for as long as the law requires.
9. Suspension and termination
We may suspend or close an account that breaks these terms, puts others at risk or is used unlawfully. Where reasonable we will warn you first and give you a chance to fix the problem and export your data. Late payment is handled as described in section 5 (read-only, never deletion).
10. Liability
As far as the law allows, is not liable for indirect or consequential losses (such as lost rent or profits), for disputes between you and your tenants, or for failures of services we do not control, including M-Pesa and mobile networks. Nothing in these terms limits liability that cannot be limited under Kenyan law. You agree to cover us for claims caused by your unlawful use of the service or of tenants' data.
11. Changes to these terms
We may update these terms. We will tell you in the app or by email before important changes take effect, and may ask you to accept them again. The date at the top shows when they last changed.
12. Governing law
These terms are governed by the laws of Kenya, and the courts of Kenya have jurisdiction over any dispute.
